Will be putting a 4 bedroom 27sq house on it, didn\'t want large land because we plan on renting it out in about 5 years and didn\'t want high maintenance. It\'s large enough for what we want to do.

About 3 meters to other side behind the garage.
5.5 meters from front room to foot path and 5 meters from back of house to back fence.
27sq under roof, about 19 sq livable eg minus the garage and under outside areas.
This land is half the size of my last house, but cost about 80 grand more. Simply because I\'m closer to the city.
It will end up rented out so minimal effort was required.
Next house will be bigger ;)

Blows me away how close you guys build to each other.. Is that common in residential neighborhoods? Even tightest neighborhoods are still about 12'.... 6' to each owner. Our old house was in an older development which was nice because we had 22' between. Now I'm a couple hundred away. Woohoo!!!

These days yea, it used to be around 850 Square blocks on average. Now its around 400.
The closer we are to the city the smaller the blocks tend to be. Also its only the garages that tend to be close to other houses. The walls on the sides are around 6 to 9 meters to the other houses (including their land)
My last house was a quarter acre block. Massive amounts of land. This house will end up rented out so we wanted to keep the maintenance on land minimal.

Definitely a major plus to not have land on a rental. My last renters destroyed our lawn. Had to do a ton of work before selling it.

Looks great! Just curious, there don't seem to be many screw holes holding the sheetrock. Is it common in Oz to build that way? I see them on the ceiling, and I assume there are a bunch under the seams, but I had been taught to put a screw every foot on the studs.

They're glued on, screws are just to hold the plaster till the glue sets. Roof being under the laws of gravity a lot more need more screws.

Wow. The drywall is glued? That's so different from us. There are a crazy amount of screws in my drywall.

drywall and plaster are 2 different things. Plaster is a lot thicker, more expensive and takes more time to install. It tends to be more ridged but does crack if not installed properly when the house settles. We use it as a standard today so that's unlikely to happen.

Interesting... we used 1/2" drywall when we remodeled our kitchen. How thick is the plasterboard?

hey guys quick update. I haven't been able to get into the house due to the fact its at final stage.
On the 13th of next month i'll have a inspection day and on the 20th i'm meant to be moving in. So i'll take photos for you guys and then some after we've done the full setup. We've spent about 10 Grand of furniture etc. Should be good. :)

I use two monitors for photo editing. Its so sweet and makes things so much easier. I even use both when I work on the site. Dunno how I got by with one.

Well, I've done more to the music room, have a cheap drum kit and mounted most of the guitars on the wall. My custom shop one isn't there but the hell-raiser is on the bottom row, which is where a acoustic guitar normally is. I gotta find a spot for the base guitar. So i got a feeling i'll end up making another mount for it.

wow. nice arrangement. do you live by yourself in that big house? i don't know much about guitar though but last summer is when i realize there is a treble guitar and a bass guitar. 2 different kinds of guitars. so i kind of understand what you mean when you say base guitar. Some people probably just learn to play the treble guitar only or maybe only the bass guitar. So, its interesting to see how some music players have the talent to learn to play both the treble and the bass guitars.
I counted and you have 10 guitars there hanging on the wall. That's a lot. Wonder what you do with all of them. do each of them have a distinct sound that you like or something?

Normal guitars are just guitars, they have both bass and treble. Each of my guitars do have a unique sound. I tend to have certain guitars tuned differently from standard tuning. From dropped d, dropped c. Half step etc. Certain guitars are used for different styles offl music. Hellraiser is good for metal, hard rock. The Matt black guitar is good for blues, hard rock, rock etc. The telecaster is good for funk. The epiphone is a good allrounder with a warm tone and the other sunburst guitar is a good allrounder too but with a more tinny sound but still keeps a warm tone. All guitars have been fully modded with new pickups and hardware. Only the hellraiser is stock.

now i realize i was wrong with a guitar that only play bass clef and a guitar that only play the treble clef. i thought they are 2 different guitar but now it seems like a guitar can play both.
so, do you write and play your own songs sometimes?
edited and added: oh yeah, i have an epiphone guitar and i love the warm sound it made too. unfortunately, all 6 strings eventually went bad and one of the strings broke like 3 months ago. and 2 months ago, i have the strings replace in a music store that i bought. the new strings sound crappier and the strings are harder to hold that it hurts my fingers and i got calluses from it after a few weeks of practice. So i stop playing afterward. i guess i got scam from that music store.

before i replace the strings, i usually practice regularly for half an hour to sometimes for a few hours and i never get calluses or pain on the the fretting hand. Not until after i got the strings replace and my fingers got hurt after a few days practicing for about half an hour each. like 3 - 4 weeks later is when i notice my fingers got big calluses that are like swollen and i am afraid if i continue, it will become blisters and my fingers might bleed.
Yeah, you are probably right that they put on heavier strings on my guitar. I am not sure if the neck of the guitar got more a bow or if the strings lay higher than they used to be though. let me check. i just check and i am not sure if there is more of a bow but i think it look like the head of the guitar is bowing backward a little bit? not sure. but i am pretty sure the strings are sitting higher on the neck of the guitar than before the replacement. it looks like it lay higher.

Yeah Paul. Sounds like the strings are a bit on the heavy side. When I first started playing several years ago I didn't know shit about guitars and accidentally put on heavy strings. After a while they were very callused and my fingers hurt. Changed to light strings and all was good. Man I miss my guitars. Should get back into it. Been a few years :(

if the strings are higher, i say they've put on heavier tops. So the E / A / D (bass) strings are probably thicker then what you had.
What you want is Light Tops / Regular Bottom strings. D'Addario strings i find are the best to use. Ernie Ball strings are good to. These 2 makers don't react to my skin and my strings never rust. I use D'Addario for everything.
Get these string, put them on and you'll find the strings will be sitting closer to the fret board. If you get super light tops / regular bottoms you'll find it very easy to play without pain, the downside is you can break the top strings easier. Mainly the Top E string (thinnest string)

okay. how about gibson's strings? are they any good? i felt like i been scammed and the seller just pick me that strings called cleartone and said it was the best strings of them all. it cost $16.49 before tax and i thought that is cheap until over a month later, i looked it up on the internet and the other strings are a lot cheaper and probably sounds better too. i wasn't paying attention to the other strings and the cost that time when i was at that music's store because it was against the wall behind the seller's counter. it didn't crossed my mind to look at the other strings packages and i am shy and nervous around strangers.
i look up at that music's store website and they sell gibson's strings for $4.99 which is a lot cheaper than 16.49. fender also sells for $5.99 or maybe $6.99. I wonder if those strings are any good though. either way, its still cheaper than expensive but crappy and painful cleartone strings.

cleartone strings are fine, i haven't used gibson or fender strings. I doubt you got ripped off. Good strings cost more, personally i'd buy a few different brands and just see which one sounds and feels the best to you.

i got very bad calluses from cleartone strings and they hurt my fingers really bad. the first few days playing the guitar with cleartone strings, i endure the pain from holding the strings from fretting hand. so i stop for a few days then continue again the pain is gone but i got very bad calluses, swollen calluses after some more days of practicing. Then afterward, i got curious and try my pinky finger to hold the string down against the frett and the pain come back. Then i tried with my other 3 fingers and the pain come back as i hold it down against the frett. So i just stop.
maybe the cleartone you buy or tried is good but the one he sold me was crap. its painful and sounds like crappier than the ones that come with the guitar. its sound flatter and not as warm or depth.
Also, i think beside paying for newer strings, i think i have to pay for string replacement service as i don't know how to replace it myself. My mom paid an additional $25 for the warranty service and it cover string replacement, but we already use the service. not sure if it will still be free of charge for another string replacement. Beside, we have to buy another strings and that cost money too.

Learn to string guitars yourself, there are plenty of guides on youtube on how to do it and different ways of doing it. It should be something any person that even remotely learns guitar should know.
As for the strings hurting your hand, like i said earlier it's most likely because you've put heavier strings on your guitar. String gauges are thicker, string height is higher = more pressure needed to ring out notes. So you're going to feel pain if you're not used to it.
If you can get D'Addario strings get them. Get Light tops / Regular bottoms and see what you think.

Paul, I highly doubt the clerk saw you, picked up the strings and put them on your guitar for the sole purpose of cutting your fingers. It was most likely because they were the cheapest strings.

You get what you pay for. Life lesson. Sales guys will try to get you for as much as you can. Mid priced items are usually the best.

So, if it's the most expensive one, shouldn't it be the best than the rest. But not in my case. The first few times i try practicing with the new strings, the sound that comes out are flatter and not as warm as the strings that come with the guitar. Then after about a week of practicing, my fretting fingers hurt.
So, afterward i check the other brand/type strings online and was surprised they aren't as expensive as the one he sold me. So it does left me suspicious he probably sold me a lemon. He said the other guy in charge of stringing the guitar for me was out to lunch that time. So we just leave the guitar there in the store and left and wait for a phone call from the guy to come back and string it for us. So that make me suspicious either he sold me lemon strings or the strings that they replace for the guitar is bad quality.
What i mean is they probably show me the most expensive strings packet, and after we left. they grab the cheapest one and string it to the guitar.
Either that or the most expensive one might be crappy quality which is weird since its the most expensive than the rest.

Most expensive strings will sound like ass when they're not setup right. You have heavy gauge strings, only thing I'd say they've done that is bad is use the wrong gauge string. One reason why u should learn to string guitars yourself. So you will never be ripped off again. Cleartone strings have good reviews, I'll buy some and see how they feel myself.

Acoustic Guitars Electric Guitars
Just a note with the electric strings. Wind the strings over the slack end of the string on the tuner (machine head).
In the video he winds under the string after he puts it through the tuner. Instead, push the slack end of the string down after you've put it through the tuner then wind over it as you do your winds. If you don't understand i'll post some pics later. This will stop any of the string shifting or sliding as you tune. It will keep tune.

yesterday i bought the D'Addario strings (light gauge) and a string winder. Here is a pic. the pic isn't as bright because i took it just recently at night time.
I am going to try to string the guitar either later today or tomorrow.

okay. so 3 days ago when i bought the strings and string winder, i didn't buy the wire cutter because i thought my mom has it. it turn out she didn't have it at home. she has similar ones but its not for cutting. so, yesterday we finally bought the wire cutter from home depot. just now i try to string the guitar myself following the instructions on the video that soulgrind posted.
i have trouble winding in the strings properly like how that guy did it on the video. but at least it winded. some strings are wind properly that aren't overlapped while some are kind of overlapped. when i got to the 2nd string, i cut it too short, it suppose to be 1 1/2 length from distance of the string knob but i cutted it 1/2 length. because i remove 2 strings before i put in the new strings. i mistaken the 2nd string as the 1st string and i measure it as a 1st string and cut it too short. But hey, at least it string through okay though. so the other 5 strings has 3 to 4 notches while this 2nd string only has 1 notch because it short.
Anyway, after i strings all 6. i tested it, and i don't know how to tune the guitar so i just wind it more to make it tighter and most of the strings sound somewhat in tune. i say somewhat because i don't know how to tune it. except string 5 is still really out of tune.
i practice some songs and i found this D'Addario sound quality is just average. doesn't have the warmth, high frequency, or soul like the strings that originally came with the guitar. Maybe it need to be in tune for it to sound good. Oh yeah, the good thing is the strings doesn't hurt my fretting hand anymore. just like the strings that came with the guitar where it doesn't hurt my fretting hand either.
Man, winding the strings is frustrating to me. makes me a little crazy at times because i struggle with it but i am somewhat happy that i did it except one string is a bit too short.

it'll sound like ass if you haven't tuned the guitar properly. Any smart phone these days will have apps on their stores you can download that have a autotuner. Just look for guitar Tuner and use one that does autotuning.

so i bought light strings and it still hurts my fingers. i am pretty sure i been scam again. they sold me strings that they purposely make it sharp to hurt my fingers. :(

You just need to practice your guitar more so that you develop calluses on your fingers. Then it won't hurt to play anymore.

i did practice a lot though. used too.
like i said a thousand times already, the strings that come with the guitar that i bought doesn't cut or hurt my fingers when i practice them.
after one of the strings broke, i got it replace, they replace sharp strings that hurt my fingers when i practice it. so eventually i bought the strings and replace it myself and the strings that they sold me are sharp too. so i been tricked by the store twice.
i think i am done practicing the guitar. its getting harder and harder as i progress. so i had stop practicing for months already. and won't bother practicing anymore.
and now you give me a hard time and try to trick me to practice more to develop calluses. that's pretty mean. as if you pretend not to understand that i already said in my previous posts that before i got the strings replace. my fingers doesn't hurt when i practice them and i practice them a lot. i am talking about my fretting hands doesn't get any cuts before the strings get replace. i only get blister on my strumming hand because i over practice it and that was one time only.
having calluses is one thing, but cutting my fingers and getting blisters is a different thing.

hang on, first you say could cut your fingers now you're saying they the strings do cut your fingers and blister them? which is it?
Evi isn't trying to trick you. ANY guitarist will tell you the same thing. It can hurt at first but over time you will develop calluses. If you got light gauge strings and it still hurts to play guitar then quit. You don't have what it takes. Light gauge strings shouldn't hurt a beginner much at all unless your over fretting or you've tuned the guitar way to high.

when i first bought the guitar that comes with the strings. i over practice and got blister on the thumb on my right hand. But the fretting hand which is my left hand never hurt from pressing the string against the fretting board. Not until i let the guy in the store to replace the string for me.
honestly, looking back, i don't even know what he look like. he was away when i went to the store to ask one of the guys there to replace it and they say the guy that is in charge of replacement isn't here but they will hold on to the guitar until he comes back to replace the strings for us.
After we got it replace, i practice it and the strings hurt my fingers. i think he purposely replace heavy gauge strings and he tuned it too high. So i got ripped off and not just ripped off but my fingers hurt from practicing the guitar.
So i decided to replace the strings myself and i bought light gauge and it still hurts my finger. its felt like the strings are cutting my fingers. again, the sound quality also sound crappy too.

yes, that's what they do. To get repeat business they go out of their way to give you bad strings to keep you coming back for more. They love to get repeat business that way. It's part of a guitarists training, to trick you into practicing and buy shit strings. The entire guitar community is working together, against you in a attempt to make you crazy...

i think they were paid to do that to me. i think somebody paid them money to give me bad strings. but i haven't bother getting new strings since then.
speaking about guessing to strings a guitar. yes, it still possibly sounds out of tune but at least it should be in good quality sound but mine was crappy.

its somewhat in tune but the sound quality still sound bad. i can overlook that but the sharp strings hurt my fingers each time i press against it. if i continue, it will eventually cuts my fingertips.
the strings before this ones that the guy replace for me also sound bad too. i remember my music teacher tune it for me and it still sounds bad. each time my fingers press the strings against the fretting board, it hurts.
the only time that the sound sounds very good was when i first bought the guitar that comes with the strings. even before it got tune up, it still sound very good. after a different music teacher tune it up, its sound even better.
afterward, the 2nd music teacher purposely drop my guitar and it makes the strings sound flabby. he told me to replace the strings. that time i didn't know he purposely drop my guitar. i thought it was an accident. after i paid the store worker to replace the strings for me, the sound quality still suck but at least it doesn't sounds flabby. Not only that but the strings hurt my fingers each time i press against it.

no thanks. my mom asked me to take piano/keyboard lessons before but i refuse. i have no interest in them whatsoever. especially after what the music teachers did to me and what the music store did to me. no thanks and no way jose.

take photos of the guitar and show me, also hold down the thickest string at the first fret and the last fret at the same time. What size gap is there at the 12th fret between the bottom of the string and top of the fret?

yes, he purposely dropped my guitar. i didn't know he did it on purpose until half a year later i confronted him about it and he said he doesn't know what i am talking about. because the vietnamese words for guitar is cay dan and also cay don. they are the same thing but he pretends to not know what cay dan when i told other he dropped my guitar. he said he doesn't know what cay dan is then later he said oh cay don.
After a few minutes later, he said he put it in a bag before he dropped it. that is true bullshit there. because on the day that he dropped my guitar was the only day where he told me not to put it in a bag so i didn't put it in a bag. so we left for lunch, then we come back and as he was playing his keyboard, he purposely dropped my guitar face down and ruin the strings. he quickly pick it up and put it back against the wall. if he put it in a bag, it would look different because the bag is black and the guitar is brown.
i remember last december i asked him long have he came to america and he said he came here since 1993. then in late january of this year, he told other students and other staffs there that he came here 10 years already. i thought he was being generous and modest that he lied that he came here 10 years already when he actually he came here for 20 years.
so i asked him to be sure and he said he came here for 20 years. so i asked him i am not sure which is true? 10 or 20 years? then he said that he lied to me and that he actually came here 10 years only. then he went on and say that he lied but he didn't harm anybody though and he told me not to tell others that he lied to me that he came here for 20 years.
i agree with him that he didn't harm anybody from lying and its his business so i didn't bother telling other students. i told my mom about it and i said its his business.
again 6 months later, i found out he purposely dropped my guitar and ruined the strings that i gave him the glare for hours until the class ended and i left home that day didn't bother coming to his class anymore. one of his students try to lure me to come to his class to practice but i refuse.

look paul, i'm not really interested anymore. It sounds like complete bullshit and a cop out not to play guitar. I've dropped guitars, mates have dropped guitars and unless you basically break the neck not much is going to happen. The strings feel sharp probably because you've tuned them way to high. Since you can't tell me for sure they're in tune, you have nothing to base it off.
The store owners won't fuck you over. Its not in their interests to do it. That's you just being paranoid. You guitar teacher may have dropped your guitar but i doubt it was on purpose. Again, you being paranoid.
Please, no more explanations. I'm not interested in your ramblings anymore. If you're not interested in playing guitar stop talking about it.

then explain why he lied to me that he came to america in 1993 when its actually in 2003/2004? not only that but he lied that the guitar was put in a bag case when he dropped it?
again, for the 2nd time, the strings that come with the guitar sounds very good before it was tune up by the music teachers. again before, not after. after he tune it, it sounds even better. but the replacement strings sound crappy either before or after it was tune. I told you earlier the music teacher - the guy that dropped the guitar - tune it for me after the strings got replace and it still sounds crappy.
last but not least, for the thousands time i already said, the replacement strings hurt my fingers. the store staff replace it for me and it hurts my finger. the music teacher tune it for me and it still hurts my fingers.

we're done split system aircons.. 3 of them. 1 7kw and 2x 3kw units. 7kw is in the main living area and 3kw's are in my main room and my brothers main room.
The house has 4 bedrooms but we only wanted to cool the main rooms. Apart from that not much else has been done. I will be getting a draftsman to draw up a plan to do a decking area in the back yard. I'll build it with my old man.
